RentHuddle Terms of Service

Version 1.1. Effective date: July 14, 2026

These terms are an agreement between you and RentHuddle ("we," "us") covering your use of renthuddle.com and its features. By creating an account or submitting data, you agree to them.

1. What RentHuddle is

RentHuddle is a community rent transparency service. Residents share their real rent and fees, and RentHuddle combines those submissions with publicly available listing data to show communities what people actually pay.

The service may include advertising, including offers from nearby properties and local businesses selected based on your community. Advertisers never receive your personal information; RentHuddle does the matching. Partner emails are covered by the opt-out described in the Privacy Policy.

2. Your account

You need a valid email address to participate. You are responsible for activity under your account. One account per person. We may suspend or close accounts that violate these terms.

3. Your submissions and our license

When you submit rent data, fee data, or lease documents (typed or scanned), you confirm that:

• The information is accurate to the best of your knowledge.
• Any lease you upload is your own genuine lease for the unit you claimed.

You grant RentHuddle a perpetual, irrevocable, royalty-free license to use the rent, fee, and lease-term data from your submissions, in de-identified form, in the community index, in aggregate statistics, in comparisons and reports, and in products and features derived from them. This license survives account deletion because the community index depends on it. Your personal information is handled separately, as described in the Privacy Policy, and this license never includes your name, contact information, or any identifying detail.

4. Lease scanning

Lease documents are processed as described in the Privacy Policy: personal details are redacted, only the redacted copy is retained, and the original is permanently deleted within 7 days. Submitting a lease that is not yours, is altered, or is fabricated is a violation of these terms and voids any associated incentive.

5. Incentives

We may offer rewards for verified submissions (for example, a gift card for scanning your lease). Unless stated otherwise for a specific offer: one reward per unit; the submission must pass verification; fraudulent, duplicate, or altered submissions void the reward. We may modify or end incentive offers at any time; rewards already earned are honored.

6. Community chat

Chat is for residents of the community. Be a good neighbor. We do not allow harassment, hate speech, doxxing (posting anyone's personal information), spam, or impersonation. We may remove content or restrict chat access for violations. You own your posts; you give us a license to display them within the service.

7. What our data is and is not

RentHuddle's comparisons, averages, verdicts, and reports are informational only. They reflect the data available at the time, which may be incomplete, especially in newer communities. They are not financial, legal, or negotiation advice, and we do not guarantee their accuracy or completeness. Listing data labeled "Listed" comes from public sources and is not verified by residents.

8. Acceptable use

Do not scrape, harvest, or bulk-export data from the service; do not probe or disrupt the service; do not misrepresent your residency; do not use the service to violate any law or any lease you are party to.

9. Disclaimers and limitation of liability

The service is provided "as is" and "as available," without warranties of any kind, express or implied. To the maximum extent permitted by law, RentHuddle will not be liable for indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, data, or goodwill, arising from your use of the service. Our total liability for any claim is limited to the greater of $100 or the amount you paid us in the past 12 months.

10. Termination

You can stop using RentHuddle and request account deletion at any time (see the Privacy Policy for what deletion covers). We may suspend or terminate accounts that violate these terms. Sections 3, 7, 9, and 11 survive termination.

11. General

These terms are governed by the laws of the State of Colorado, without regard to conflict-of-law rules. If any provision is found unenforceable, the rest remain in effect. These terms plus the Privacy Policy are the entire agreement between you and RentHuddle about the service. We may update these terms; for material changes we will notify you by email or a site notice before they take effect, and continued use after that is acceptance.
